1. Sanction Your Budget First, Shortlist Properties Second
Many buyers fall in love with a property, pay a booking amount, and then scramble to find a bank to approve the loan. If the bank evaluates the property or your income lower than expected, you risk losing your booking deposit. Always secure an in-principal home loan sanction first so you know your exact budget.
2. Maintain a “Clean” Bank Statement for 6 Months
In the six months leading up to your application, avoid taking on any new EMIs, credit cards, or large unexplained cash withdrawals. Underwriters look closely at your recent banking history to ensure your income is steady and your spending habits are controlled.
3. Account for Hidden “Add-On” Costs
Your home loan will typically cover only 80% to 90% of the property’s agreement value. You must be prepared to cover the remaining down payment, registration fees, stamp duty, GST, and processing charges out of pocket. Make sure your personal savings are organized and ready.
4. Collect Your Documentation Early
Home loans are document-intensive. To prevent processing delays, ensure you have your last 3 years of ITRs, 6 months of salary or current account bank statements, Form 16, and clear property ownership title chains ready to go.
